Congratulations, you have just purchased a new South Florida home. Now comes the responsible (and extremely rewarding) part — caring for and maintaining that home. Many homeowners would be surprised to learn that the lifespan of a roof can range anywhere from 10-30 years, depending on the type, construction and/or materials used. For this reason, knowing the age of your new home’s roof before moving in is crucial, and is therefore normally addressed in your home inspection. Knowing the age and condition will help you to plot your course for repairs and its eventual potential replacement. You should also find out whether or not your home’s roof is covered by a warranty. If the roof was recently replaced, the warranty may be transferrable to you. If that is the case, you’ll need to make sure the transfer is documented correctly.

Caring for Your Roof

With any roof, regular maintenance is key. This maintenance should include cleaning out the gutters, trimming overhanging branches, and checking up on the condition of your roof on a consistent basis. In addition to these simple efforts to keep your roof in tip-top shape, getting your roof inspected regularly by a licensed contractor can be a good way to uncover problems before they prove costly. As far as repairs are concerned, procrastination is simply not an option. What could be a minor fix can quickly turn into a costly and unnecessary replacement if not addressed quickly enough.
